Thank you for your interst to assist us in locating properties in your nearby market area.

Our group has had great success with short-term vacation rentals, but we are not opposed to looking at short-term and long-term rentals throughout the country.

Upon receipt via email of properties you recommend, we will begin our preliminary due diligence. We will determine if building on the recommended lot/property would look promising for us to achieve a positive cash flow result after build-out. We need basic info early:

  • Property cost

  • MLS report on area

  • Your brief thoughts on the area for vacation or long-term rentals (a paragraph or two would be great)

The benefit of us building out a unit is that once the lot is cleared and the foundation is in, we can erect our log or timber precut package to the site and have it dried in (weathertight) within 10 to 20 days in most cases. From that point, local subs/contractors can finish it inside out of the weather. Our houses are usually “more house (better) – less cost.”

Note: Once a unit is built, we hope you will use it as a model to show others what we can build or provide. Our units are top quality, can handle wear or tear like no frame home can, and will typically pull a very high appraisal for a lower cost to build-out.

Also: We pay very generous commissions for the assistance or referral that results in a log home or timber frame package sale or house sale.

As our property selection is narrowed down, we will need:

  1. Rental profile that we should target (are we hoping to attract skiers, or …)

  2. Property taxes

  3. Area number of listings and vacancies

  4. Rental income potential

  5. Are there natural disaster issues (fires, hurricanes, etc.) What is the impact on insurance?

  6. Area growth and forecast

Once we settle in on specific property/properties, we will want to know:

  • Recommended size and floorplan

  • “Absolute-must” amenities each unit should include

  • Property manager or management company

  • Recommended appraiser (we will get a pre-appraisal on everything we intend to build

  • Local contractor recommendations for us to contact (if we are not lined up with one)
